Cash flow is the money coming in and the money going out. It can get very complicated as you do your calculations, the most important information you need is:

  • How much money can you make?
  • How much money will it take to make money?
  • How long will it take to make that money?

With these simple factors in mind, it makes sense to buy a property that already has a positive cash flow. This doesn’t mean you won’t put money into it, it just means you won’t go into the red doing it.
